It is an unfortunate reality, but one of the by-products of a more healthy property market (and commercial property is certainly on the rise) is an increase in property fraud.

Property fraud can take many forms but one of the most common ploys is where fraudsters contact the Land Registry claiming to be the owner of a property and asking for all correspondence to be sent to a new address.

The fraudster is then in a position where he/she can obtain a mortgage or even sell the property whilst the real owner may be none the wiser until it’s too late.

One of the ways the Land Registry is looking to combat this type of fraud is by setting up a free property monitoring service.

The service consists of email alerts sent to the registered owner whenever the Land Registry receives official searches and applications against monitored properties which will alert the owner should any unauthorised activity be taking place.

It never rains but it pours!

As from 3rd December 2013, the Environment Agency will make official maps showing areas at risk of surface water flooding by post code available on its website. Where there is a risk it will be shown as high, medium or low. The maps are however not property specific.
